Our new villa project 650 sq.m in Kyiv, Koncha-Zaspa

Private Residence with Integrated Shelter
A private residence with an underground shelter seamlessly integrated into the home’s structure. The site, gently sloping southward and bordering a forest, offers a natural canvas for design.
The clients — a young family of IT developers with a four-year-old son and a baby on the way — envisioned a home that merges with nature, built from authentic materials and guided by a sense of safety and harmony.
Lead architect: Denys Gai
Team: six specialized engineers, legal advisors, and consultants.
House area — 354 m², land — 0.21 ha,
Turnkey budget — $13,500,
Design period — 65 days.
The concept was born directly on-site — from the architect’s intuitive dialogue with the land. The house subtly follows the natural terrain, becoming part of the landscape. Materials — stone, wood, and concrete — emphasize honesty and endurance. The main accent: Indian granite, carefully selected together with the clients.
The project evolved through trust and close collaboration. A VR presentation allowed the clients to experience their future home before construction began.
This project became a story of synergy — where architecture, technology, and human values coexist seamlessly. A home designed “under the slippers”, yet built with heart.
